MDG runs a disciplined twelve-phase delivery model. You hold the decisions at every gate. We drive the execution. This process supports our owner-rep development management across industrial, commercial, and mixed-use projects.

    Origination and Site Identification

    We define your target markets and actively source opportunities that fit your strategy. You review a short list of viable sites instead of chasing leads yourself.

  2. 02

    Feasibility and Business Case

    We build the financial model and test whether the project actually works for your goals. This is the go or no-go gate before any real capital is committed.

  3. 03

    Acquisition and Due Diligence

    We negotiate control of the site, then verify everything that affects value: title, environmental conditions, and entitlements. The aim is no surprises after you own it.

    Design and Planning

    We translate your goals into a master plan, site layout, and architectural concept. Design decisions are tied to the budget from the start, not reconciled later.

    Permitting and Approvals

    We secure the zoning, regulatory, and jurisdictional approvals the project needs to move forward. We manage the agencies and timelines so the schedule keeps moving.

    Capital and Procurement

    We finalize the capital stack and select the key partners, including the general contractor and consultants. Contracts are structured to protect your interests and control cost.

  7. 07

    Pre-Construction

    We lock the final schedule and budget, execute contracts, and prepare the site to break ground. Everyone is aligned on scope and price before construction starts.

    Construction Oversight

    We manage the build day to day as your representative, tracking schedule, budget, quality, and coordination. You stay informed and in control without managing contractors yourself.

  9. 09

    Marketing and Leasing

    We run tenant and user outreach and leasing in parallel with construction. The goal is to have demand in place as the project comes online.

  10. 10

    Delivery and Closeout

    We complete inspections, resolve the punch list, and hand over a project that is ready to operate. Loose ends are closed out before the work is considered done.

    Stabilization and Operations

    We drive lease-up and stabilize the income so the asset performs as underwritten. The project transitions from construction into steady operation.

  12. 12

    Exit or Hold Strategy

    We execute the endgame you chose: refinance, sell, or hold for the long term. The decision is driven by your investment objectives.
